Boulevard Bend, new construction in Frisco

After a brief intermission from building, new construction is happening again in Frisco.  Some projects are converting ground floor commercial space to residential units like in Woodbridge Inn and Bears Den on Main Street.  Other projects are entire condominium complexes like Boulevard Bend on Summit Boulevard.  There is a single family home being built in Frisco Heights and several cabins are going in at 1st & Galena.   You’ll notice other projects here and there across town.

It’s good to see building happening once again!  New construction and the availability of loans are a very good sign for the real estate market.

Many Summit County homeowners were up in arms when the assessors office re-evaluated property values two years ago.  The assessed values were based on sales during an 18 month period that was at the height of our real estate market.  Many properties were not worth as much at the time of the evaluations as they were then.  Many people protested their tax values and some were adjusted, others have just had to wait the two years. 

According to the Summit County assessors office, properties will be evaluated in 2011 and notification of the values are expected on May 1, 2011.  The dates of comparable sales used by the assessors office will be from Jan 1, 2009 to June 30, 2010. 

Once you receive your valuation you have a very small window to appeal it.  This year’s appeal period is from May 1, 2011 to June 1, 2011.  We would be happy to provide you with sales from the same data collection period used by the assessor.  If you need them, contact us.  Just let us know the basic information about the property you own (like complex or subdivision, bedrooms, bathrooms, etc.) and we’ll look it up for you.

If you always buy and sell your recreational gear at Recycle Sports and went into a panic when you stopped by their store and saw it was closed, don’t fret, they are still around.  Now, they’re just across the street.

I’m not sure what to make of the unpaid rent mentioned in the article.  I hope someone decides to pay up.

The Frisco Peninsula has been home to the Nordic Center and some recreational activities for quite a while now.  This year Frisco has been busy adding some new attractions and a new name, Frisco Adventure Park.

Scheduled to open December 4, 2010, the Frisco Adventure Park will now have a tubing hill and terrain park!  You can purchase the fun hourly, with a punch card or with a season pass.  An 8,000 square foot day lodge is also on site with lockers and a kitchen.  The Nordic Center hasn’t changed and still offers cross country ski and showshoe trails.

Summer offers many additional uses with a new bike park, pump track and skate board park.  The ball field, walking and biking trails and picnic areas will remain.

Already a popular Summit County destination, we’re still excited to see Frisco adding some additional year ’round recreational activities.  This development should help to maintain and potentially increase Frisco’s demand for short term rentals.

Going out of business

It was recently announced that after 45 years in Colorado, Kacey Fine Furniture is shutting its doors for good.  Only 3 stores are left in Colorado; one in Frisco, one in Littleton and one in Denver.  The Frisco store will close at the end of October and the other two will close at the end of November.  Their going out of business sale started yesterday, September 24th.

I’m sure the economy has played a crucial role in their decision however since one of the owners, Leslie Fishbein, died suddenly in 2008, it has been said that the business just hasn’t been the same.
